Where the listings on this site come from, and the multiple listing service disclosures that govern them. We would rather over-explain than blur the line.
On this site today
The properties shown on this site are live listings from the FMLS IDX Compilation. Listings may be held by brokerage firms other than Rykman Realty; the listing brokerage is identified with each listing. Information is deemed reliable but is not guaranteed, and listings can change or sell before this site refreshes.

When live listing data connects
Rykman Realty is establishing access to live listing feeds through Georgia's multiple listing services. The day real listing data appears on this site, the following take effect on every page that displays it:
- Source and accuracy. Pages displaying FMLS (First Multiple Listing Service) content will carry the FMLS copyright notice for the current year and FMLS's required disclosure, including: "Listings on this website come from the FMLS IDX Compilation and may be held by brokerage firms other than the owner of this website. The listing brokerage is identified in any listing details. Information is deemed reliable but is not guaranteed." Pages displaying Georgia MLS content will carry the GAMLS copyright notice and identify data provided through the Broker Reciprocity Program of Georgia MLS.
- Who listed it. Every listing held by another brokerage will clearly identify that listing brokerage by name, with its MLS listing number and contact attribution as the MLS requires, in type no smaller than the listing data around it.
- MLS marks. Each MLS's required disclosures will appear with its listing content. If data from more than one MLS ever displays together, each source's logo and marks will identify it distinctly.
- Site technology. The technology provider that maintains this site's listing displays will be identified on this page with contact information, as FMLS rules require.
- Personal, non-commercial use. IDX listing information is provided exclusively for consumers' personal, non-commercial use, and may not be used for any purpose other than to identify prospective properties consumers may be interested in purchasing.
- Seller privacy choices. Listings whose sellers have declined internet display, or asked for features like automated value estimates or public comments to be turned off, will be honored as the MLS directs.
- Freshness. Listing data will refresh on the schedule the MLS requires, display a data-updated timestamp, and outdated information will be corrected or removed within the timeframes Georgia license law requires.

MLS listing content is proprietary to its source and protected by federal copyright law. If you believe any content on this site, including any FMLS listing, infringes a copyright you own or control, send a takedown notice to kory@rykmanrealty.com. Identify the copyrighted work, the material you believe infringes it, and where on this site it appears, along with your contact information and a statement that you believe the use is unauthorized. We review every notice and remove or correct infringing material promptly.
